Our downtown street view shows a snapshot of "urban" planning, with the first floor retail, the second floor designated for business offices and the top floor residential. Even if modified along the way or if superficially personalized for individual preferences, the plan is an essential first ingredient. Not all plans are created equal, but the best way to meet an objective is to establish an effective strategy. Planning takes time and thought - in fact, it is respected with its own title in some professions....not so much in others.
